There is a commercial lot in the northern part of Nij Beets. The former business recently relocated, and the commercial lot has fallen into disuse. Real estate developer Kuin has proposed building 23 homes on the site and has submitted a zoning amendment plan to that effect. The zoning amendment plan was adopted on November 11, 2025. The plot is located within the existing urban area.

Intended a building program of 23 housing units, it concerns:
- 3 detached houses for sale (above €420,000, costs payable by buyer)
- 10 semi-detached owner-occupied homes (above €420,000 costs payable by buyer)
- 10 terraced houses (for sale, under €420,000 costs payable by buyer)
Planning:
- Q4 2025: adopt amendment plan
- Q1 2026: sales start
- Q2 2026: start of construction
- Q1 2027: completion of 1st home
