Tiny Houses in Gorredijk

In November 2018, a motion was submitted to investigate the possibility of tiny houses within the municipality of Opsterland. In response, the initiative group Tiny House Opsterland (now TinySinneblom) came up with a proposal for a pilot. The municipality and the initiative group are working together to get the pilot off the ground.

What is a tiny house?

A tiny house is a small, full-sized, detached home with a floor area of up to 50 square meters. The intention is to leave as small an ecological footprint as possible. Consequently, the tiny houses are often built from reused or ecological materials.

Tiny houses in Opsterland

The municipality has been in talks with the initiative group since September 2019. Since then, quite a few steps have already been taken to achieve the realization of the project: an association has been established, an image quality plan has been created, legal documents have been drafted, and the municipality has issued a permit for the first cottages. The first cottages are expected to be placed in 2024.

The main agreements at a glance:

  • A piece of land for tiny houses will be made available in Gorredijk for a period of 10 years. It concerns the land near the "fly swatters" on the corner of Nijlân and Sinneblom (next to the Wrotterspôle).
  • After 3 years go by, it will be decided whether the cottages can remain after 10 years. Thus, this is primarily temporary occupancy. However, the cottages must comply with the permanent Building Code.
  • A plan has been made for the site. This plan is attached.
  • There is room on the site for 7 tiny houses. The initiative group assigns the lots.
  • The residents of the tiny houses become residents of Opsterland. They will be given an address and register on it.

Renske Holwerda, initiator from the very beginning: "Tiny houses are still a relatively new phenomenon in the Netherlands and many municipalities are encountering them for the first time. That means a lot of research for both the municipality and the initiators. We as an initiative group have developed a good contact with the municipality in recent years and are pleased with the pleasant cooperation. We are very much looking forward to living on the Sinneblom!"
