Object to municipal taxes and/or assessed value

You may disagree with a municipal tax you have to pay or with the WOZ value of your home, business premises or plot of land. You can lodge an objection.
 

Do you disagree with the WOZ value of your home or commercial property?

We recommend that you first carefully consider why the WOZ value may be higher than you expected. See below for reasons why the WOZ value may be higher. We base our calculations on the situation as it was on January 1 of last year.

Why is the WOZ value higher than expected?

  • Is the asking price of comparable homes, commercial properties or plots for sale in your street or village around the WOZ value of your home, commercial property or plot?
  • The national average change in the WOZ value may differ from the WOZ value of your home, business property or plot. Opsterland is a popular municipality to live in and therefore your WOZ value may differ from the national average.
  • Perhaps you have remodeled your home or performed overdue maintenance in the past year, which has increased the WOZ value.
  • Do you have a valuation report that indicates a lower value for your home, commercial property, or plot of land? Keep in mind that this valuation may have been intended for a different purpose. For example, it may have been for the bank for the purpose of granting a mortgage. This may explain the difference in value compared to the WOZ value.

Request

Before lodging an objection, please first contact the municipality's Public Service Center by telephone at (0512) 386 222.  If it is immediately clear that the tax assessment or the WOZ value is incorrect, it is sometimes not necessary to lodge an objection. An appointment can also be made for a personal meeting to discuss the WOZ value. Together with a WOZ appraiser, you can then decide whether an objection should be lodged and what the best arguments for the objection are.

Directly arrange

Would you like to object digitally to the municipal taxes and/or the WOZ-value? Then fill out the form 'Objection municipal taxes' and/or the form 'Objection WOZ-value' within six weeks after the date of the assessment (at the top of this page under the heading 'Directly arrange'). 

Making an objection via Zelf WOZ bezwaar maken

You can also easily file an objection via Zelf WOZ bezwaar maken. The Municipality of Opsterland is affiliated with this initiative. 

Submit objection by letter

You can also submit your objection by letter. Send a letter to the municipality within six weeks of the date of the assessment. The letter must contain the following information:

  • your name and address;
  • The address of the property you are objecting to;
  • The date you send the objection;
  • Which tax you are objecting to;
  • the reason why you are objecting;
  • The assessment number (it is on the tax assessment);
  • you sign the objection with your signature.

Once the municipality has received your objection, you will receive a confirmation of receipt. This contains the further procedure of handling the objection.

Preferably submit your objection yourself

If you hire a party to help you, there is a cost to us. We advise you to file your own objection and take your objection very seriously.
